He’s been doing this for about 6 years. First with another developer where he stayed for four years and sold several units. And now with Robinson’s Land selling the Right Homes.

He has so far sold 4 Right Homes. Since the houses/condos are paid in installment, their commissions are also paid pro-rata. If the buyer has paid 20% of the purchase price, then the agents would get 100% commission.

According to him, there are a good number of buyers who are not able to complete the payments so their monies are forfeited. He has a client daw that had been paying for a year. She and her family decided to move to Canada so she just abandoned her contract. Sayang yung sveral hundred thousands she had already paid to Robinson’s Land.

All developers earn millions from this kind of windfall. How many percentage of their sales are bonuses? There are OFWs that paid the downpayment, then realized they could not afford to pay for the rest of the payments. Merong nawalan ng work. And hundreds of other reasons. Wives whose husbands have stopped sending money. Husbands whose wives have stopped sending money.

Developers are extremely wise and have fantastic come ons, Zero down, Zero interest, two years to pay down-payment, discounts kuno, etc. But before you take the plunge, please make a check list– Kaya mo bang hulugan yan hanggang katapusan? Meron pa yang turn-over balance na kalaki-laki, na 18-24% ang interest. All taxes are also charged to the buyers. Do not focus on the “10,000 monthly payment only”, ask how mnay square meters. Compute how much is the per square meter price. For example P2,700,000 selling price divided by the total area of 23 square meters = P117,391.30 pesos per square meter plus taxes upon turn over.
Be sure you already have money or loan ready before the turnover date. NEVER ever sign the acceptance form if you don’t have any money yet to pay for the remaining balance or else you’ll find yourself at the mercy of the developer. They will slap you with interests and surcharges and penalties and so many other things. PLus association dues, water, electricity, etc.

Motto should be “huwag masayang ang perang pinaghirapan”.
