Metro Manila is now full of real estate brokers giving out flyers at the malls, groceries, parking lots, sidewalks, entrances of restaurants. They have mock-up displays even inside hospitals. Some were so daring they tried to flag-down my car in the middle of the road and tapped the sides of my vehicle. And not only that, they are able to penetrate our email addresses and cel phone numbers. I am sure I am not the only one who receives condominium offers at 0% and only P8,888 a month.

I received a random text from a certain Bhadz selling commercial lots which would be located at the Village Walk @ Eton City in Sta. Rosa, Laguna. I used the words “would be” because there’s nothing there yet except for Eton‘s two-story showroom building.

My interest is in the commercial lot. The one being offered is 500 square meters and 10 years to pay.

One of the joys of owning a property is you have the flexibility to use it for whatever purpose so long as it’s legal and does not pose danger to others, you can use it for a showroom, rent it out, etc. Of course, we have to abide by certain restrictions imposed by the local government and in the case of residential gated communities, the homeowners’ association also have their rules like maximum height from street to eaves, to apex, set-backs, number of floors etc.

But Eton imposes too many restrictions which turned me off:

At lahat daw ng negosyo meron si Lucio Tan ay hindi pwede. Banko, hotel, Ha? eh halos lahat ng negosyo meron na sya. Idagdag mo pa ang mga negosyo ng sangkatutak nyang pamilya.

Their restrictions may work for others but not for the kind of flexibility that I want to have in managing my own lot. I do not want to spend so much time, money and effort paying for that lot in 10 years only to be governed by so many rules that would make me feel like I am just a tenant, not the owner.
